Census figures from July 2014 to July 2016, show the DFW area trailed only Houston, Texas. This of course is nothing new for Texas’ other 4 metro areas. Consistently being among the nations ten fastest growing major metro areas for years. but these figure are still just numbers on a page. What does the growth look like in real life? When you spend a day driving through the DFW metro-plex, you will see explosive and endless growth. Where will the population growth in north Texas live?
Dallas’ raw population growth is evident in every direction. Including in its’ underwhelming downtown area. The city’s wealthy have historically concentrated on the North and and this dynamic is not changing any time soon. some of the North side growth has occurred within the city limits, as neighborhoods like Uptown and Lower Greenville enjoy denser development.
But the northern suburbs have an even more demonstrable growth. Census population estimates two of the nations 15 fastest growing cities, with a population of 50,000 or more are the northern Dallas suburbs of Frisco and McKinney. Other examples to the north include Plano, Denton, Garland, Carrollton, Richardson and Allen. All of which have grown by at least 20,000 people since 2000 and many of them by far more people. Growth in North Texas is Not Slowing Down
The visible signs of this growth become evident when driving north from downtown along hwy 75 – North Central Expwy. There are cities on the edge (which is describe small peripheral clusters) of glass skyscrapers, shooting up in several neighborhoods and suburbs, including Richardson. Where this concentration has surpassed the city’s traditional downtown area. Primary north side arterial routs. including along both the highways and local roads.
Strip malls have popped up for mile after mile as far as I could see. These include indoor shopping, auto dealerships, chain restaurants. But this hasn’t prevented some the historic downtown’s, like Plano and Denton from turning back into viable night and day commercial centers.
Then you have the residential growth, according to recent Forbes data, Dallas was number #2 among America’s major metro areas in new housing starts in 2015. Trailing only New York City. The mertoplex currently contains about 10 percent of the apartment units under construction n nationwide. Much of the residential growth from yesterday was classic suburbia single family homes surrounded by yards. Where will the population growth in north Texas live?
But in comparison to America’s changing suburban development, many of northern Dallas’ newer projects are dense. Multi- Family and mixed use reflecting both changing consumer demands and the need to maximize property values in a competitive market. These projects are taking the form of upscale mega-complexes. Many of them gated, that feature their own gyms, pools, recreation areas and nearby shopping. Like the area’s strip malls, these pop up along many random land plots seemingly into infinity.

Some are still half-built, such as the one along the city border of Richardson and Plano. where buildings full of already occupied condos sitting across the street from Whole Foods still under construction. Other multi family developments have taken the next step into becoming full blown town center style communities.
Look the Shop at Legacy for example. A development in Plano built by Fehmi Karahan. I would never even have found the area, which takes up a small spec on the map if it not for a local who mentioned it to me. Insisting that it would be a good time. Its past the cluster of fragmented office parks and random cul-de-sacs before arriving to a community that looked remote from the outside looking in. But was perfectly vibrant from the inside. Where will the population growth in north Texas live?
The main street was still packed at mid-night, with enough foot traffic to support a multi block string of bars. There was also a Marriott and dozens of restaurants and stores, which is supported by a residential population of a few thousand and a day time population of tens of thousands all centered on a large public lake. Considering that there are several vast developments like the Shops at Legacy throughout Dallas’ northern suburbs alone, and you realize just how enormous at 6,426,214 people the Dallas/Fort Worth metroplex has become.
Home Builders Needed for North Texas
You ask, why, specifically is such growth occurring on the north side? As with the rest of Dallas, a lot of it is corporate relocation, as companies seek out the area because of limited taxes and a good business climate. The Dallas/Fort Worth metro area has more than 10,000 company headquarters the largest concentration in the United States.
Naturally, people follow these good jobs explaining why Dallas is a leading city for personal relocation as well. Some of the Dallas areas largest companies include it’s 21 Fortune 500’s are still focused largely downtown and along the west side in between the city of Dallas and Fort Worth.
But this corporate presence also exist on the north side, mostly in the Plano area, where of course J.C. Penny’s, Cinemark and Frito-Lay all have headquarters. among other companies. Richardson is a corporate stronghold too, and many of the adjacent suburbs serve as bedroom communities for commuters to these cities. This fast growth in corporations, jobs and people, helps explains the development boom that has transformed the northern part of the Dallas metro area.
